The Team At SINC
Unfortunately the closure of physical construction is far from the end of the project - and potentially far from eventual payment. First, an inspection needs to be performed by the owner, the architect, and the GC to identify any items that need to be on the punchlist. Next, the GC will work with the various subcontractors to ensure each of the items on the punchlist are well managed.
Even before that step has begun, it will be necessary to start producing the relative mountain of administrative paperwork for project closeout, which includes the project financials - a potential major headache for anyone. The three main aspects of a Project Closeout include finalizing the physical work, compiling and completing the administrative work, and ultimately getting your ducks in order for payment.
It's a good idea to open the discussion of project closeout all the way at the beginning of the project. This ensures that both you and the owner are on the same page regarding success parameters and that you both have a clear understanding of what is required for final payment to be provided. Additionally, this will give you an early eye on any problems that arise, and will help you to gather all the necessary documents well before the ultimate crunch time.
